In This Article

Planned and ongoing development data can be instrumental in marketing commercial real estate or for project planning purposes. Find information on projects at their various construction stages near the property examined, as well as generate a map that allows you to explore how the store landscape is changing around a location by showing which retailers have opened or closed a store nearby.

You’ll be able to answer these questions after reading this article:

  1. What projects exist around a location and what are their various construction stages?
  2. How is the store landscape around a location changing?
  3. How can you assess the local area and future commercial potential?

Get started with the following steps:

Step 1: Explore Planned Development in Area Analysis tools for construction data

a. From the Property report page, navigate to Area Analysis in the left sidebar.

b. Scroll to Planned Development. This tool provides information on projects at their various construction stages near the property examined to help assess the local area and future commercial potential. Refine the analysis using the following parameters:

  • Property Trade Area - Shows all construction projects within the property’s True Trade AreaRepresentation of the dispersion of home and work locations that drive traffic to any venue. (True Trade Area) or all construction projects up to 50 miles away from the property (Distance in miles).
  • Stage - Displays development projects according to their stage of construction (i.e. Planning, On Hold/Canceled, Completed). Property pins are color-coded according to their construction stage to help you examine properties in the same stage of construction.
  • Categories - Shows development projects by their property category (i.e. Retail, Hotels, etc.).

c. When selecting a development project on the map (any pin), you will see additional information on the selected planned project including its name, address, owners, and size. The Estimated Overlap figure indicates the potential trade area overlap between the property examined in the report and the development project.

Note: The data in this widget is from a 3rd party provider called BCI BuildCentral. The dataset contains information on construction projects of grocery chains and other retail venues, and is updated by BCI on a weekly basis. Please note that there is a lag time for data flowing in this widget due to BCI’s project verification process which ensures the validity of the information displayed.

Step 2: Request a Placer XTRA Nearby Openings & Closings map

This map allows you to explore how the store landscape is changing around a location by showing which retailers have opened or closed a store nearby within a given time period (some latency is expected until a store opening or closing is updated depending on the retailer).

a. In the top navigation bar, select Advanced Reports, and choose Placer XTRA to view the report catalog. Click on Nearby Openings & Closings (you can first filter by clicking on Retail under Reports Catalog and scrolling until you find it).

b. To request this report, enter the Placer POIPoint (Location) of Interest.(s), select the applicable date range, and the mile radius you’d like to use. Once submitted, this report is delivered in 2-4 business days.

Using foot traffic to predict construction impacts to center tenants

The Challenge

The Department of Transportation (DOT) was set to close 1 of 2 bridges connecting a coastal city to all areas south for nearly two years. How could the owners of 2 prominent shopping centers in the city identify and minimize the impact of the closure on their tenants' businesses, employees, and residents?

The Outcome

The centers' owners used Placer's data to identify which tenants draw heavily from the south and would be most impacted by the closure. They also identified which retail categories presented new opportunities with the closure, and are exploring actions they can take to help those businesses and offer new options post-closure.
